Abstract
<jats:p>In recent years in the Republic of Armenia, alongside the growth in residential construction, there has been a steadily increasing demand for expert examinations aimed at determining the market value of land plots allocated for the construction of new buildings. At the same time, certain provisions in the current legislative acts regulating the sector create contradictions, leading to legal violations, which in turn result in unrealistically high market values for similar land plots. The main obstacle in judicial expert examinations in this field remains the lack of sufficient comparable realistic data. The essence of the specific mechanism presented in the article for determining the market value of land plots allocated for new buildings using the residual method lies in calculating the value of the land plot as the difference between the total projected monetary flows expected from the sale of the real estate and the costs incurred for constructing the building.
